Sycamore Court Apartments - A 15 unit community on Philadelphia’s Main Line. Sold in 2016. In the end, net proceeds for distribution totaled $232,944 which returned approximately 85% of the mezzanine loan. For the 2 investors and myself who invested only in the equity, we received no return of that investment.
The Oaks of McCandless - An apartment community in Pittsburgh, PA 2007-2015. We grew net operating income from approximately $680,000 at the time of acquisition in 2007 to $1.1 million in 2014. It was a climb with a few twists and turns, but we did, in the end, produce very strong results over the 8-year investment period. On an individual investor basis for just an individual investment in RR Oaks, investors received an investment multiple of 3.4x over an 8 year holding period equating to a 30% annual return.
Santa Barbara Estates - A manufactured home community with 484 sites, located in the Kansas City Metro Area, 2010-2015. Total return over the five year investment period for each $100,000 investment unit is equal to $199,597.41—or just under a 2 times multiple (approximately 20% per annum on a non-compounded basis).
Little Flower Estates & Whispering Pines - Two manufactured home communities with a total of 211 sites, located in Vineland, NJ. 2006-2015. Net investor returns were a 2.32x investment multiple and a 15.59% annual return.
Wellington Green - A manufactured home community with 319 sites, located in the Louisville Metro Area.
Montgomeryville Plaza - A 115,000 square foot retail development completed in 2003 in Montgomeryville, PA.
